It is essential to understand the application process and any permits or approvals you may need.

Before carrying out any works you will need to find out if you require approvals including planning approval. There are circumstances where projects may be classed as Category 1 - Low Risk Building Work meaning that you may not require Building Approval, however there is a lot to consider before this can be determined and you may still require a Planning Permit or Plumbing Approval.

Planning Permits are different from Building or Plumbing Approvals. If a planning permit is required, this will need to be in place before any other approvals are granted. For more information on Planning Permits.

A Planning approval may be required for the use of land in accordance with the Tasmanian Planning Scheme. A Planning Permit authorises the use and development of land. This includes but not limited to subdividing land, constructing a house, tree removal, or operating a business.

If you require a building approval, you will need to engage an accredited designer to do the plans for your proposal, you will then need to engage a Building Surveyor to assess the plans and any other required documents/reports and issue a Certificate of Likely Compliance. Council offers this service or you can engage a Private Building Surveyor. During the assessment stage, your building surveyor may ask for further information. If this is the case, the assessment will stop until such time as the requested information is provided and is adequate.

A Building Surveyor is a licensed professional responsible for ensuring that buildings are safe, accessible, and energy efficient. The building surveyor’s involvement lasts for the duration of the building project.

On the Certificate of Likely Compliance that will be issued, it will stipulate any relevant conditions that may apply to the building work, as well as nominate the required inspections to be undertaken.

If your proposal is determined ‘permit work’ you will need to apply to Councils Permit Authority for a Building Permit. The category of work i.e. Notifiable or Permit Work will be determined by your building surveyor.

If you require a plumbing approval you will need these details included on your plans drawn by an accredited designer. All plumbing work must be carried out by a licensed plumber.

Depending on the proposed works, you may require a Certificate of Certifiable Works (CCW) from TasWater. Your designer will be able to assist you by determining this through their design process. If a CCW is required please obtain this before lodging your application with Council.

If you are installing an on-site wastewater management system or a greywater reuse, recycling or diversion system, you will need to engage an onsite waste designer and lodge their report as part of your application.

During the assessment stage, the plumbing surveyor may ask for further information. If this is the case, the assessment will stop until such time as the requested information is provided and is adequate.

On the Plumbing Certificate of Likely Compliance or Plumbing Permit Work depending on the category of work. The approval document will stipulate any relevant conditions that may apply to the plumbing work, as well as the mandatory inspections to be undertaken.
